The Oahu Real Estate Market: An Honest Assessment
You can get market statistics from Zillow. You can get price histories from Redfin. What you can't get from those platforms is what it actually feels like to buy and sell real estate on Oahu right now — what's moving, what's sitting, where the opportunities are hiding, and what traps to avoid.
That's what this page is for.
I'm Tony Kawaguchi, and I've been working the Oahu real estate market since 2008. I've been through the post-crash recovery, the low-inventory years of 2020-2022, the rate shock of 2023, and the slow normalization since then. Here's my honest read on where things stand.
The Fundamental Truth About Oahu Real Estate
Supply and demand. That's it. It sounds too simple, but on an island 44 miles long and 30 miles wide, with a fixed amount of buildable land, persistently strong buyer demand, and a population that grows year over year, the math never really works against sellers.
Does the market slow down? Yes. Are there windows when buyers have leverage? Absolutely — and I've helped buyers navigate those windows to get excellent deals. But the idea that Oahu real estate is going to crash the way Detroit crashed, or the way Phoenix crashed in 2008? That's a mainland mentality applied to an island reality. It doesn't translate.
Oahu Real Estate Market Segments
The Oahu market is not monolithic. Different segments behave very differently:
Entry-Level Condos ($400K–$700K): This is where inventory competition is most intense. First-time buyers, investors, and military buyers all compete in this range. Properties that are well-maintained and priced accurately still move quickly. Buyers in this range need to be pre-approved and ready to write offers immediately.
Single-Family Homes ($800K–$1.5M): The sweet spot for family buyers moving to Oahu. Good schools, reasonable commutes, and manageable maintenance. Inventory is limited, and the best properties in desirable neighborhoods like Mililani, Kailua, and Ewa Beach go fast.
Move-Up Homes ($1.5M–$3M): Hawaii Kai, Kailua, Aina Haina, Kahala. This segment has more inventory and slightly more negotiating room, but don't mistake that for a soft market. It just means you have a little more time to think.
Luxury ($3M+): Diamond Head, Portlock, Black Point, the North Shore estates. Buyers in this segment are sophisticated and patient. Sellers need to be priced right and marketed expertly — cookie-cutter listings don't move at this level.
Where Are the Best Deals on Oahu Right Now?
If you ask me where I'd tell a budget-conscious buyer to look right now, here's my honest answer:
New construction — specifically the master-planned communities in Ewa Beach and Kapolei (Ho'opili, Hoakalei). These developments offer new homes at prices often below comparable resale homes, with modern construction and energy efficiency. The tradeoff: longer commutes to Honolulu and a suburban feel. But for families prioritizing value and newness, it's a smart play.
Fixer-uppers in Mililani — There are still properties in Mililani Town where owners haven't kept up with maintenance, priced below market. If you're handy or have a good contractor, significant equity can be built here.
Windward condos — The windward side (Kailua, Kaneohe, Waimanalo) is consistently undervalued relative to Honolulu. If you can tolerate the Pali commute, the lifestyle is exceptional.
